Should You Expand Your Home Up or Out?
Start by reviewing your plat to understand your buildable area. Most older Arlington homes predate current setback requirements, so it’s important to know what your lot allows. You’ll also want to understand whether or not your project will clear, dig up or grade more than 2,500 square feet of land; otherwise, you’ll have to pay for additional permits, civil engineering plans and potentially expensive drainage systems to handle rainwater runoff.
If your plat allows it, a rear or side addition is the most straightforward way to gain usable space. Expanding your home’s footprint can make room for a larger kitchen and family room, a mudroom drop zone for sports equipment, or a main-level guest suite. When building an addition, we recommend including a basement foundation because it cannot be added later. Even unfinished, it is a cost-effective way to gain square footage.
When setbacks limit horizontal lot coverage, the only way to go is up. “Popping the top” lets you create a full second floor within your existing footprint. Building multiple stories (two to three floors) rather than just one offers significantly more value by maximizing square footage without expanding ground coverage. For tighter budgets, adding front or rear dormers converts an underutilized attic into more functional space, such as a primary suite.
Alternatively, Accessory Dwelling Units (ADUs), while limited in Arlington County to 560 square feet, offer flexible space for a home office, guests or aging parents. However, not every property can accommodate one, as interior lots must maintain strict five-foot rear and side setbacks, and the nearest wall cannot sit within 25 feet of a street.
