What Are the Best Walkable Neighborhoods in Arlington?

Alyssa Cannon

When it comes to walkable Arlington, there’s more to consider than just the distance to a coffee shop or the Metro.

Clarendon and Courthouse are the classic answers. They’re lively and packed with restaurants, shops and everyday conveniences. Ballston has the same energy with more office towers. Westover is quieter, built around an old-school commercial strip rather than a dense urban center.

Then there’s Lyon Village (pictured here), which gets overlooked because it feels like a suburban neighborhood. The blocks are residential: brick colonials with deep front porches, lush gardens and tall tree canopies. But with the Clarendon commercial strip right at the edge, coffee, groceries, a pharmacy and restaurants are a two- to five-minute walk. You get the quiet of a suburban block and the convenience of an urban one—a lovely and rare combination!

Here’s what I tell buyers who care about walkability: don’t trust a Walk Score by itself. Stand on the block at 8 a.m. and again at 7 p.m. Walk to your favorite restaurant or grocery store and assess how it feels. Are you crossing four-lane roads or quiet side streets? That matters more than the actual distance. Notice what’s within that half-mile—perhaps a coffee shop and a hardware store are worth more in your day-to-day life than a strip of bars you’ll visit twice a year.

That’s what I want for you: not a high rating on Redfin’s Walk Score, but a street you’re proud to pull onto and the feeling you get when you walk outside to live your life. If that’s what you’re picturing, I’d love to help you find it.
