It’s the million-dollar question that keeps homeowners up at night: how do you secure your dream home without becoming temporarily homeless—or accidentally taking on two mortgages?
Most people aren’t confused about the market. They know their home’s value. They’ve driven past the house they want—some for years. What stops them is the order of operations. Sell first, and where do you live? Buy first, and can you safely carry two mortgages? These unanswered questions keep people in homes they’ve long outgrown.
I’ve been there. When my mother moved in from Spain, our home began feeling cozy in all the wrong ways. My husband worked from the dining room table while my kids desperately searched for a quiet corner. Every room was being asked to do too much. Nothing was wrong with our home; it held wonderful memories. But our family evolved, and the space had reached its capacity.
That’s how it usually happens. Gradually, then all at once. A kitchen island becomes a command center, classroom and dinner table. The bedroom becomes the only place with a closed door. And waiting won’t resolve the mismatch between your space and your needs.
Before even searching the MLS, I start by asking each client three lifestyle questions: What does a good Tuesday look like in the new house—not the features, the day itself? What has to be true, versus what would simply be nice? And how much disruption can your life absorb right now? Nobody asks that last one, and it decides everything.
Those answers determine the strategy.
