The 20 Most Expensive Neighborhoods in Falls Church, VA

New construction is still booming in the Little City and its surrounding areas, pushing many home sales north of the $2 million mark.

Located just six miles from the nation’s capital and inside the beltway, the City of Falls Church and its surrounding areas (including unincorporated parts of Falls Church that fall within the jurisdiction of Fairfax County) constitute a prime spot for homebuyers who want a small-town vibe with a nationally ranked school system and a suburban lifestyle. The following rankings, based on 2024 home sales, were drawn from Arlington Magazine’s most recent real estate guide listing average sale prices and other real estate metrics in more than 350 area neighborhoods.

20. Nantucket

A socially active neighborhood offering annual community events such as a Halloween parade, yard sale, pot luck and happy hours, Nantucket is part of the Marlborough-Nantucket Citizens Association. The neighborhood features midsize homes that attract a lot of interest from buyers.

Barcroft Woods is a well-established community that features mostly large residences at competitive prices. Homes were mostly built between 1940 and 1969 and rarely come on the market here. Lake Barcroft (also on this list) sits to the north of this enclave, and Columbia Pike borders it to the south. Sleepy Hollow Lane marks the neighborhood’s western border.

17. Pimmit Hills

Sandwiched by Route 66 to the south, 495 to the west and the Dulles Access Road to the north, and with the Silver Line Metro stop within walking distance, Pimmit Hills is all about access. John Pimmit and Thomas Brown were deeded the land in 1672 and later sold it for 5,200 pounds of tobacco. The area remained farmland until the 1950s, when homes (mostly three-bedroom, one-bath models) were built for World War II and Korean War veterans and their families. Over the past several years, prices have skyrocketed as additions, expansions and new builds, combined with extreme appreciation, have boosted values, mirroring the rest of Northern Virginia. With 51 transactions, Pimmit Hills saw the greatest amount of turnover on this list.

The lake, which is privately-owned and swimmable, has five private beaches that serve as the centerpiece for outdoor recreation. Lakeside homes feature docks and private boat access, and the neighborhood hosts several annual events for dues-paying residents, including Fourth of July fireworks and social gatherings. Bordered by Route 7/Leesburg Pike, Dale Drive and Chestnut street, it’s close to the Washington & Old Dominion (W&OD) Trail, Olney Park and Haycock Longfellow Park.

This neighborhood, bordered to the west by the Dulles Toll Road, and to the south by Route 66, dates back to 1949. It’s a small enclave of about 800 residents, with a median household income of $216,000, according to City-Data.com.

It’s located just north of South Washington Street, and is bordered by Westwood Park, Poplar Heights and Virginia Forest. As in many neighborhoods in the area, homes here sell fast with multiple offers—many of them above asking price.

Dating back to 1893, this community near the East Falls Church Metro is home to several pocket parks and is easily accessible to the W&OD trail. It’s bordered by Great Falls Street and Lincoln Avenue.

Topping the list of Falls Church’s most expensive neighborhoods is this quiet and picturesque community dating to the 1950s. Popular with young families, tree-lined Churchill offers access to parks and walking trails, as well as major commuter routes, while maintaining a small-town vibe. In 2024, five of the six homes sold here topped $2 million.
