Located just six miles from the nation’s capital and inside the beltway, the City of Falls Church, known as “The Little City,” is a prime spot for homebuyers who want a small-town vibe with a nationally ranked school system and a suburban lifestyle. The surrounding areas (including unincorporated parts of Falls Church that fall within the jurisdiction of Fairfax County) are also prized for their top-notch schools and easy access to Washington, D.C. and other major employment and shopping districts. The following rankings, based on 2025 home sales, were drawn from Arlington Magazine’s most recent real estate guide listing average sale prices and other real estate metrics in more than 350 area neighborhoods.

10. Chestnut Place
Located just outside “Little City” limits and within walking distance of the West Falls Church Metro stop, this subdivision is prized for luxury and location. Most of the homes sold here in 2025 were townhomes that went for well over $1 million. Bordered by Route 7/Leesburg Pike, Dale Drive and Chestnut street, it’s close to the Washington & Old Dominion (W&OD) Trail, Olney Park and Haycock Longfellow Park.

9. Ellison Heights
Located less than one mile from the West Falls Church Metro station, Ellison Heights is easily walkable to an array of restaurants, coffee shops and grocery stores. The enclave of about 250 single-family homes—from Colonials to transitional new builds—is well-situated for commuters who need to take I-66 or Broad Street (Route 7). It’s a popular area with a minimal number of homes going on the market each year.

8. Raymondale
Like much of Falls Church, this enclave of roughly 140 homes offers small town feel near a major city. Most houses here are modest ramblers and split-levels build in the mid-1950s, but it’s transitioning from a starter neighborhood to move-up and rebuild territory. Many properties have been expanded, renovated or rebuilt.

7. Stockwell Manor

5. Westhampton
Bordered to the west by the Dulles Toll Road, and to the south by Route 66, Westhampton dates back to 1949, but is evolving as older homes give way to new construction. It’s a small enclave of about 800 residences, with a median household income of $216,000, according to City-Data.com.

4. Nantucket
A socially active neighborhood known for annual community events such as a Halloween parade, yard sale, potluck and happy hours, Nantucket is part of the Marlborough-Nantucket Citizens Association. It’s a builder-defined enclave featuring midsize homes and tree-lined streets.
